Development in the University District

When considering exterior modifications to existing buildings or construction of new buildings in the University District one needs to be aware of the specific regulations (zoning) and/or plans that guide development in the district.

Zoning

The University District has several specific Zoning and Planning Overlays, in addition to Historic Preservation Districts.  A Planning Overlay provides a formalized method for implementing community planning priorities through specialized standards intended to achieve physical development objectives in certain areas of the city (C.C. 3372.01). The Zoning Overlays and historic preservation regulations contain additional standards and requirements for the physical design of sites and buildings that go beyond the provisions of base zoning (be it C4, AR4 or R3, etc.):
