You are invited to take part in the development of the Fifth By Northwest Neighborhood Plan in 2008. The planning process was initiated at the request of the Fifth By Northwest Area Commission and will take one year to complete. You can participate by attending Public Workshops or by submitting your ideas and comments to the plan website.
If you were not able to attend the 2nd Public Workshop on June 12th, please review the follow presentation and materials and fill-out the corresponding surveys.

A Neighborhood Plan:
Assists a neighborhood to reach consensus on development related goals and standards that are consistent with city policies.
Focuses on land use and urban design policies that will serve as a basis for evaluating development proposals.
Builds upon existing land use recommendations, highlights development opportunities, and outlines how development principles may be applied.
Develops conceptual designs for one or more sites.
Establishes priorities for capital improvements and other public investments. Provides guidance on implementation.
Addresses key issues including development density and design.
Builds on existing transportation elements by developing plans and identifying priority issues. Does not address safety, code enforcement, or other community development related issues.
Our Principles
The Planning Division will use the following overall development principles as a basis for the Fifth By Northwest Area Plan, with an emphasis on how they apply to Fifth By Northwest.
- Open space and critical environmental areas are preserved.
- Neighborhoods have a vibrant mix of uses (residential, retail, office).
- Neighborhoods have an increased range of housing options.
- People are able to get around by walking, car, transit, and bicycle.
- New development respects community character and historic features.
